Security for Commercial Real Estate Portfolios

MGP staffs lobbies, loading docks, garages and common areas for owners and property managers who need consistent officer performance at one building or across a portfolio. Each program is built around the tenant mix, lease obligations and building operations.

Protecting the Asset, the Tenants and the Building’s Reputation

In commercial real estate, security is part of the tenant experience. The officer at the lobby desk is often the first person a tenant, visitor or prospective lessee meets, and how that officer handles access, deliveries and incidents reflects on ownership and management.

MGP was founded by a retired NYPD Sergeant and is led by its President and CEO, who stays directly involved in operations. We apply the standards we use in luxury retail, where presentation and judgment are closely observed, to office towers, mixed-use properties, retail centers and industrial parks.

Core Post Coverage

Each post is defined in written post orders drawn from the property’s rules and regulations, tenant handbook and emergency procedures. Typical coverage includes:

  • Lobby and security desks: visitor management, credential checks, turnstile and elevator access oversight
  • Loading dock and freight elevator control: delivery scheduling, vendor and contractor check-in, support for certificate of insurance verification
  • Garage and perimeter patrols: vehicle and lighting checks, trespass response, parking enforcement support
  • After-hours and weekend coverage: tenant access, escorts for building engineers and contractors, alarm response
  • Retail center common areas: visible patrols, theft deterrence support for tenants, opening and closing procedures

Life Safety and Building Systems

Officers learn the location of the fire alarm control panel, the evacuation routes and the emergency action plan for each property. Where local code requires a Fire Safety Director or EAP Director, such as FDNY requirements for many New York City office buildings, MGP officers coordinate with that person and support drills, floor warden communication and responder escorts.

When a fire protection system is impaired, or when renovation and hot work are underway, MGP provides fire watch coverage that follows the conditions set by the fire marshal or authority having jurisdiction, with reference to NFPA 25 impairment procedures, NFPA 51B for hot work and NFPA 241 for construction and alteration work.

Officer Classifications Matched to the Property

Posts differ in exposure and responsibility, so MGP assigns officers through our Officer Tier Structure. Tier I and Tier II officers typically cover lobby, dock and patrol posts. Tier III retired law enforcement officers fill supervisory or higher-exposure roles. Tier IV off-duty law enforcement officers are scheduled where a property needs a sworn presence for specific hours or events.

Armed coverage is available where it is legally permitted and operationally justified. It is reviewed with ownership, the property manager and the insurance carrier before deployment.

Reporting Property Management Can Use

Every post runs on PostControl, MGP’s reporting and post management technology. Digital post orders keep instructions current from shift to shift, and time-stamped incident and shift reports are available to property management without collecting paper logs.

For properties with a security operations center, MGP integrates officers and alarm or camera monitoring with the client’s GSOC or a monitoring partner’s operations center, so field response and remote monitoring follow the same written procedures.

Portfolio and Multi-Market Coverage

Many owners and third-party managers hold assets in more than one market. In the United States, Canada and the United Kingdom, MGP delivers through the MGP Hybrid Operating Model, combining MGP-employed officers with vetted partners. In other markets, coverage is delivered through the MGP Global Partner Program. Post order format, reporting and supervision standards are applied the same way at each property. Our multi-site security programs page explains how regional accounts are structured.

Frequently Asked Questions

What types of commercial properties does MGP secure?

Office towers, mixed-use buildings, retail centers, flex and industrial parks, and properties under renovation. Coverage is scoped to the building’s operations, tenant profile and lease obligations.

Can MGP officers follow our existing building rules and tenant handbook?

Yes. We write post orders from your rules and regulations, tenant handbook and emergency action plan, then load them into PostControl so every shift works from the current version.

Do you provide fire watch when our fire protection system is impaired?

Yes. MGP provides fire watch during system impairments, renovation and hot work. Officers follow the conditions set by the fire marshal or authority having jurisdiction.

Does MGP monitor our cameras from its own operations center?

No. MGP integrates officers and monitoring with your GSOC or a monitoring partner’s operations center, so alarm calls and field response are handled under the same procedures.

Can you cover properties in several cities?

Yes. MGP supports portfolios in the United States, Canada and the United Kingdom through the MGP Hybrid Operating Model, and in other markets through the MGP Global Partner Program.
